Las Vegas’ Premier Master Planned Community
The legacy of eccentric billionaire Howard Hughes is etched in the master-planned community of Summerlin, home to more than 100,000 residents on the western rim of Las Vegas Valley. It carries Hughes’ grandmother’s maiden name.
Hughes purchased 25,000 acres in the 1950s when the land was cheap, barren desert miles away from the gambling halls that would define Las Vegas. A devoted aviator, he had planned to build an aviation facility. The land sat vacant under the ownership of the Summa Corp. after Hughes’ death in 1976. When it was finally developed in the early 1990s, Summerlin emerged as one of the nation’s top 10-selling master-planned communities for nearly two decades.
It’s known as an established, affluent community of about 40,000 homes, from condos and entry-level homes to luxury estates in triple-gated enclaves. Stretching along the elevated edges of Red Rock National Conservation Area, Summerlin real estate offers striking views of the mountains, Las Vegas Valley and the Strip.
Abundant parks and top-performing schools are primary drivers for families looking to settle in Summerlin. The community prides itself on 150 miles of walking and biking trails that wind through the villages, as well as neighborhood parks with swimming pools and sports fields. Several community events are scheduled throughout the year, including arts and crafts shows, holiday celebrations and Summerlin Little League baseball games. The Summerlin Library, Performing Arts Center and Nevada Ballet Theater provide a variety of cultural activities.
Red Rock Resort, the most upscale of the Station Casinos properties in Las Vegas, offers casino entertainment, casual, fine dining and a world-class spa and fitness center.
Summerlin Hospital Medical Center expanded with a six-story tower, adjoining physician offices and outpatient services. Other recent major developments in Summerlin include the Nevada Cancer Institute and Element Hotel by Westin.
National home builders with a presence in Summerlin include Toll Brothers, Lennar, Pulte, Richmond American, KB Home and William Lyon. Some of the ultra-luxurious custom homes in subdivisions such as Red Rock Country Club, The Ridges and Eagle Hills have fetched prices north of $10 million. Many of those homes were listed by Tom Love Group, Las Vegas’ premier luxury home Realtor.
Summerlin Schools
Eight of Summerlin’s 12 public schools received the highest ranking in a recent education report from the state, including the prestigious West Career and Technical Academy. The primary high school is Palo Verde. Private schools include The Meadows, Alexander Dawson, Miriam and Sheldon Adelson Educational Campus, Faith Lutheran Academy and Bishop Gorman High School.
Summerlin Shopping
From big-box retailers and national chains to boutique clothiers and family-owned restaurants, Summerlin offers a spectrum of shopping and dining options. Residents can buy groceries at Vons, bank at Wells Fargo, work-out at 24-Hour Fitness and sip a latte on the terrace at Starbucks, all in the 170,000-square-foot Trails Village shopping center in the heart of the community. Costco, Best Buy and Home Depot anchor power centers along Charleston Boulevard, easily accessible from the 215 beltway. RC Willey built a flagship furniture and appliance store on Town Center Drive. Nearby Boca Park Marketplace is anchored by Target Greatland, with smaller, niche retailers and popular eateries such as Cheesecake Factory, Gordon Biersch, and Kona Grille. Tivoli Village offers boutique shopping and casual dining. Fleming’s Steakhouse, Via Brasil Steakhouse, Mimi’s Cafe, Claim Jumper and P.F. Changs are all just minutes away.
Downtown Summerlin
The Shops at Summerlin, a 1.6 million-square-foot mixed-use development, is on track for a 2014 opening just off the 215 freeway at Charleston. The regional shopping center will feature 125 stores and restaurants in an open-air pedestrian environment, a nine-story office building, hotel and multifamily residential components. Howard Hughes executives have said it will be one of the premier urban centers in the country. Macy’s is building a two-level, 180,000-square-foot department store at the Summerlin mall.
Summerlin Golf Courses
The community boasts nine golf courses, including the TPC Summerlin course that hosts professional tournaments and the exclusive Bear’s Best course designed by Jack Nicklaus.
